What is a house affordability calculator?

A house affordability calculator estimates the most you can reasonably spend on a home based on what you earn, what you owe and how much you can put down. It uses the same debt-to-income guidelines lenders rely on.

How affordability is estimated

  • Front-end limit = gross monthly income × front DTI
  • Back-end limit = gross monthly income × back DTI − existing debts
  • Housing budget = the lower of the two limits
  • Loan = the mortgage that budget supports after taxes, insurance and HOA
  • Home price = loan + down payment

Guidelines you can adjust

How much house can I afford?

What are front-end and back-end DTI?

Front-end DTI caps housing costs as a percentage of gross income; back-end DTI caps all debt payments, including the new mortgage. The lower of the two limits sets your housing budget. Common guidelines are 28/36, 31/43 and 36/45.

Does the calculator use a real mortgage rate?

No. The interest rate is your assumption — no live rate is fetched. Enter a rate close to current offers to make the estimate realistic, and try a range to see how sensitive affordability is to rates.

Why does my affordable price change with debts?

Existing monthly debts reduce your back-end budget, which often becomes the binding limit. Paying down debt frees up room for a larger mortgage payment and a higher affordable price.
